The call

Camden's apartments and balance sheet hold up fine; the open questions are legal exposure over pricing software and a much bigger merged rival next door.

Camden Property Trust owns and operates about 60,000 rental apartments across the United States and makes steady profits by collecting rent. Two things make it harder to replace: they own the land and buildings themselves (not easy to replicate), and they can raise money directly from stock and bond markets in ways smaller competitors cannot. However, AvalonBay and Equity Residential are merging into a company with 180,000 apartments and much more buying power, which gives them a serious advantage in deals and negotiation, and Camden also uses software to set rental prices (like other apartment companies do), but that software is under lawsuit in federal court and several states are passing laws to ban it by 2027, which could force Camden to change how it prices apartments and might hurt profits.

Why
01
AI pressure: RealPage algorithmic rent-pricing software (used by Camden itself). Camden's own pricing algorithm is now the target of a DOJ antitrust suit, a legal cost, not a rival stealing tenants. Could AI do the core job? Unlikely.
02
Bigger players: AvalonBay + Equity Residential merged entity (~$52-69B, 180K+ units). Merger closing H2 2026 creates a coastal-focused giant that outscales Camden in capital access and deal flow. Could a giant copy it? Probably.
03
What protects it. Owns the land and entitlements outright, spreads risk across Sun Belt and coastal markets, and buys back stock below NAV.
What would change this call
AvalonBay-Equity Residential merger closes as planned in H2 2026. Confirms a ~$52B, 180K-unit rival now outsizes Camden's competitive tier.
DOJ RealPage antitrust case yields a structural remedy (e.g., divestiture or mandated software changes). Would show legal exposure hitting Camden's pricing model and cost structure.
Two or more of TX, FL, AZ, GA pass FAIR Act-style algorithmic pricing bans within 12-18 months. Would show regulatory risk spreading into Camden's core Sun Belt markets.
