The call

State support keeps China Merchants Shekou alive and building, but two straight quarters of profit collapse show that survival and profitability are no longer the same thing.

China Merchants Shekou develops and operates real estate and port facilities in southern China, backed by government ownership and cheap government loans. The company is protected from going out of business by its state ties and special access to land, but those shields do not stop it from losing huge amounts of money: profit fell 75% in 2025 and another 91% in early 2026, with almost no margin left to work with. The company has no obvious rival trying to replace it, but the real test is whether new management can turn the business around and make profits again by the end of 2026, or whether losses keep widening.

Why
01
AI pressure: None apparent. AI tools may speed design or sales analytics but do not change who buys apartments or land in China. Could AI do the core job? Unlikely.
02
Bigger players: China Overseas Land & Investment (COLI). COLI and other top SOE developers already bid against Shekou for the same scarce tier-1 city land and buyers. Could a giant copy it? No, they are blocked.
03
What protects it. Backing from China Merchants Group gives it cheap funding near 2.99% and priority access to land, so it keeps operating even at near-zero margins.
What would change this call
H1 2026 results released around 28 August 2026 show net profit stabilizing or falling further. Would show whether the profit collapse is bottoming out or still deepening.
Whether fresh major asset impairments appear beyond the RMB 42.7B already booked in FY2025. Would show if the land bank still holds hidden losses yet to be written down.
Whether another top-tier SOE developer (e.g. Poly, CR Land) reports visible distress in 2026. Would test whether 'state-backed SOE equals safe' still holds across the sector.

Named risks
  • Two consecutive periods of profit collapse: FY2025 -74.65%, Q1 2026 -91.22%, near-zero margins. Severity: high
  • Mid-transformation execution risk under new management installed March 2026 with unproven margin recovery. Severity: medium
  • Sector-wide land sale declines and property-market stress could pressure land-bank valuations. Severity: medium
  • Peer contagion: further distress at another top-tier SOE developer could weaken the SOE-safety premise. Severity: low

Questions people ask
Is China Merchants Shekou in financial trouble?
Yes, by profitability measures it is under real pressure even though it remains solvent. FY2025 revenue fell 13.5% year over year to CNY154.73 billion, net profit collapsed 74.65% to CNY1.02 billion, and the company booked a CNY42.7 billion asset impairment charge, all as of December 2025. State backing from China Merchants Group is the main reason it has kept servicing debt despite this.
Who are China Merchants Shekou's biggest competitors?
Its closest and most pressing rival is China Resources Land, whose 2025 revenue of CNY432.78 billion is now nearly double CMSK's CNY238.99 billion, with the gap widening as CR Land captures more non-residential and recurring-fee business. Within its cohort of 12 large Chinese developers, CMSK ranks 8th, running close to Poly Developments in non-residential revenue and still ahead of China Vanke and China Overseas Land and Investment.
Is China Merchants Shekou at risk from AI?
No, this is not a relevant risk for the company. Real estate development and land management are not exposed to AI substitution in any direct way, so its AI threat status is listed as not-applicable.
How does China Merchants Shekou compare to its industry peers?
CMSK sits 8th out of 12 large Chinese developers in its cohort, well behind leader China Resources Land but still ahead of China Vanke, which has needed Shenzhen government stabilization support since January 2025, and China Overseas Land and Investment. Our July 2026 assessment found CMSK has weaker structural protection than most peers in its category despite its state-backed status, reflected in its shrinking margins and 74.65% net profit decline in FY2025.
What should I watch to see if China Merchants Shekou is stabilizing?
The key near-term signal is CMSK's Q2 2026 earnings release, expected around August 28, 2026, which will show whether its net profit margin decline is leveling off after a 74.65% drop in FY2025. Also worth tracking is whether it makes all scheduled bond interest and principal payments due between August and November 2026 without needing restructuring, given contracted sales of CNY196.0 billion in 2025 still supported by China Merchants Group backing.
