The call

Country Garden avoided immediate collapse through debt restructuring, but the underlying property business is still losing money on shrinking sales.

Country Garden is a real estate company in China that builds and sells homes and commercial properties. The company almost went out of business in late 2025 but got saved by a massive deal where lenders forgave billions of dollars in debt, which made the financial statements look profitable on paper even though the actual building and selling business lost huge amounts of money and is shrinking fast. Better-financed competitors like Vanke and Poly, which have government support and more cash, are in much better shape to survive if the Chinese housing market stays weak or recovers slowly. The key question is whether Country Garden can make money actually building and selling properties once the accounting tricks from the debt forgiveness go away, or if the underlying business is permanently broken.

Why
01
AI pressure: None apparent. AI is not what threatens this company; its own gross losses and a shrinking China housing market are the danger. Could AI do the core job? Unlikely.
02
Bigger players: State-linked developers Vanke, Poly Developments, China Overseas Land & Investment. Buyers increasingly trust state-backed builders to finish projects, pulling sales toward Vanke, Poly, and COLI and away from Country Garden. Could a giant copy it? Probably.
03
What protects it. A court-approved debt deal cut borrowings from RMB253.5bn to RMB148bn and stopped an immediate liquidation petition.

Questions people ask
What is Country Garden's biggest risk?
The biggest risk is losing homebuyers and land access to state-backed rivals Poly Developments, China Overseas, and Greenland Holdings, which offer cheaper financing. Contracted sales fell 38.7% in 2025, with roughly another 15% drop in H1 2026, showing buyers continuing to shift toward better-financed, state-backed competitors.
Is Country Garden in financial trouble?
Yes. FY2025 net profit of RMB3.26 billion came almost entirely from RMB85.8 billion in non-cash restructuring gains, not from selling homes, while the core property business ran a RMB43.1 billion gross loss for the year ended December 31, 2025. Auditors have issued going-concern disclaimers in consecutive years, most recently as of March 31, 2026.
Who are Country Garden's biggest competitors?
Its main competitors are state-owned developers Poly Developments, China Overseas, and Greenland Holdings, which are already pulling buyers away using cheaper financing and priority land access. Within its cohort of 12 distressed Chinese developers, Country Garden ranks 11th of 12 as of the July 2026 assessment, ahead only of Evergrande, which has moved into liquidation.
Is Country Garden at risk from AI?
No, AI is not a relevant threat here since Country Garden's business is building and selling apartments, not something automation displaces. Its real pressures are debt restructuring and falling buyer confidence: FY2025 revenue fell 38.7% to RMB154.89 billion with a gross loss of RMB43.1 billion, and auditors have flagged going-concern doubt for two consecutive years through March 31, 2026.
What is keeping Country Garden operating despite its losses?
A court-sanctioned $17.7 billion offshore debt restructuring and Beijing's preference to avoid a disorderly collapse are keeping the company alive for now. Unlike Evergrande, which has moved into liquidation, Country Garden is still operating and selling homes, though full-year contracted sales were only RMB33.01 billion as of December 31, 2025.
What should I watch next for Country Garden?
The H1 2026 results due August 31, 2026 are expected to still show a gross operating loss on the core property business. It is also worth tracking whether the contracted sales decline, down about 15% year-on-year in H1 2026, continues or stabilizes into January 2027.
