The call

Habi runs a real, data-backed home-flipping business in two countries, but its $1B price tag has not been tested by new investors in four years.

Habi is a company that buys homes directly from sellers in Colombia and other Latin American countries, then fixes them up and sells them. It has grown to $121 million in annual revenue and has some real advantages, like special relationships with Colombia's government housing agency and a huge database of property information. However, the core business model of buying homes to resell them has a known killer weakness: Zillow tried this exact approach and lost $408 million before shutting it down in 2021, mainly because they bought homes at the wrong time and prices fell. Habi hasn't raised new investor money in four years, which suggests investors are worried about the same problem. The company will prove its model works or prove it doesn't when it next tries to raise new equity funding from major investors, not just banks.

Why
01
AI pressure: None apparent. No AI valuation or brokerage tool is named as targeting Habi's Colombia/Mexico markets yet. Could AI do the core job? Only partly.
02
Bigger players: None apparent. Zillow already tried and exited iBuying in 2021; no big US or global player has entered LatAm home-flipping since. Could a giant copy it? Probably.
03
What protects it. Direct data ties to Colombia's Ministry of Housing plus 1B+ proprietary pricing points and Pulppo's broker network.
What would change this call
Habi announces a fresh equity round at or above the $1B valuation within 12-18 months. Would show investors still back the iBuying model at prior valuation.
Habi discloses positive operating margin sustained through a full housing cycle. Would show the unit economics avoid Zillow Offers' 2021 collapse pattern.
Pulppo broker retention or cross-border rollout in Argentina falters within two quarters. Would show the 2026 acquisition failing to expand distribution as claimed.

Questions people ask
Is Habi profitable in 2026?
No confirmed profit figure exists. Habi has raised only debt since its May 2022 $200M Series C, including a $75M credit line in June 2022, suggesting a focus on efficiency over disclosed profitability as of 2026.
Who owns Habi?
Habi is privately held and venture backed. Its May 2022 $200M Series C was co-led by Homebrew and SoftBank Latin America Funds, with Banorte, Tiger Global, Inspired Capital, Clocktower Ventures, Endeavor Catalyst and Henry Kravis also participating.
Could AI replace Habi's home valuation tool, Habimetro?
The valuation layer is exposed since consumers can already ask ChatGPT or Claude what a home is worth, per HousingWire on 2026-07-21. But Habi's capital deployment, deed integrations, and broker distribution are not AI-replicable functions.
Is Habi's $1 billion valuation still accurate?
Habi hit unicorn status on 2022-05-11 via a $200M Series C. As of 2026 it has raised no new equity, only debt (e.g., IFC in 2024, IDB Invest in 2023), leaving the $1B mark unconfirmed for roughly four years.
Who are Habi's biggest competitors?
Direct LatAm proptech and iBuyer rivals include La Haus, Loft, and QuintoAndar, per CB Insights competitor listings from 2022. Habi expanded its position by acquiring Mexican broker platform Pulppo around February to March 2026.
What did Habi acquire in 2026?
Habi acquired Mexican broker-technology startup Pulppo around February to March 2026, described as the Latin American equivalent of Compass. Combined, Habi and Pulppo facilitated approximately $1B in residential transaction volume in 2025.
