The call

Lianjia still dominates Chinese home sales through its data and agent network, even as transaction volume drops and AI tools trim broker busywork.

Lianjia runs China's biggest network of real-estate agents (400,000+) backed by a database of verified home listings built since 2008, making it hard for rivals like Anjuke or Fang.com to compete because those sites are classifieds platforms that don't want to become full brokerages. The company faces two big problems right now: China's property market is shrinking fast (sales down 37% in late 2025), and artificial intelligence can now do tasks that brokers spent hours on, like comparing homes or screening buyers, in just minutes. The one thing that could change everything is whether this sales collapse keeps going through 2026 or was just a temporary blip, because if it keeps falling, even AI tools won't save the business.

Why
01
AI pressure: Generic LLM-based agent tools, not a single named lab. AI tools now screen listings, route leads, and draft comparisons in minutes, cutting into the hours-long tasks agents used to bill for. Could AI do the core job? Only partly.
02
Bigger players: Anjuke/58.com and Fang.com pivoting from listing portals into full brokerage. Classified-ad portals Anjuke and Fang.com are pushing into full-service brokerage, competing for the same listings and leads. Could a giant copy it? No, they are blocked.
03
What protects it. Its Housing Dictionary listing database since 2008 and a locked-in network of 400,000+ agents give it trust and data rivals can't easily copy.

Questions people ask
Is Lianjia a publicly traded company?
No. Lianjia is a wholly-owned operating subsidiary of KE Holdings Inc. (NYSE: BEKE, HKEX: 2423), incorporated in the Cayman Islands in July 2018. Equity investors buy KE Holdings stock, not Lianjia directly. As of July 28, 2026, KE Holdings traded near $16.65 with a market cap of about $17.4 billion.
Is Lianjia (KE Holdings) profitable in 2026?
Yes but softening. Q1 2026 net income was RMB1,255 million, up from RMB856 million a year earlier, but FY2025 adjusted net income fell to RMB5.02 billion from RMB7.2 billion in 2024, a 30.3% decline, as Q4 2025 GTV dropped 36.7% year over year.
Could AI replace Lianjia's real estate agents?
Management itself said in July 2026 that AI now performs screening, route-mapping, and pro/con summaries in minutes versus the several hours agents once needed, warning that pure information-transmission service models face transformation. Escrow, licensing, and trust functions remain human-anchored for now.
Has Lianjia had layoffs in 2025 or 2026?
KE Holdings' consolidated headcount fell to 119,245 employees as of December 31, 2025, down 15,827 people (11.72%) from 135,072 at end-2024, per stockanalysis.com, signaling active restructuring amid the property-market slowdown.
Who is Lianjia's biggest competitor?
Anjuke (owned by 58.com) and Fang.com/SouFun are the main listings-portal rivals, plus emerging Douyin-driven social lead-generation siphoning early-funnel traffic. Anjuke claimed 67 million monthly active users and 67% online real estate marketing share in its 2021 Hong Kong IPO filing.
Is joining Lianjia (KE Holdings) a safe career move in 2026?
It carries real but bounded risk. The company holds a defensible moat via its Housing Dictionary data and 400,000-agent network, but Q4 2025 GTV collapsed 36.7% year over year and the stock is down about 79% from its all-time high of $79.40 as of July 28, 2026.
