The call

Mattamy's land and permitting position keeps rivals out, but a Canadian housing slowdown is cutting its orders and backlog right now.

Mattamy Homes builds residential communities across Canada and has done so for 45 years. It is hard for bigger builders like D.R. Horton or Lennar to copy because Mattamy owns long-term land deals and has deep relationships with local governments that control permits and approvals, which take years to build. The company is being hurt right now by fewer Canadians buying homes, sales are down nearly 19 percent this year and the order backlog dropped 37 percent, so workers may face layoffs or pay cuts in the coming months. Whether Mattamy bounces back depends on whether Canadian housing demand stabilizes when the next data comes out, and whether it can weather an arson investigation at one of its projects.

Why
01
AI pressure: None apparent. AI shows up as a prefab construction partner (Promise Robotics), not a threat to Mattamy's home sales. Could AI do the core job? Unlikely.
02
Bigger players: D.R. Horton and Lennar. Both public builders are far bigger and can outspend on incentives, but they still need the same local land and permits Mattamy already holds. Could a giant copy it? Probably.
03
What protects it. Decades of assembled land positions and municipal entitlement relationships in specific cities that take years to replicate.

Questions people ask
Is Mattamy Homes profitable in 2026?
Mattamy does not disclose net profit, but its Q3 FY2026 revenue (quarter ended Feb 28, 2026) fell 18.9% YoY to $1.29B, and CMHC's July 2026 forecast projects declining Canadian home sales and starts through 2026, signaling margin pressure ahead.
Could AI replace Mattamy Homes?
No. On-site trades, land entitlement, and municipal zoning relationships built over 45+ years are not automatable. Mattamy uses AI/robotics as a tool via its September 2025 Promise Robotics partnership for prefabricated panel manufacturing in Alberta, not as a replacement for its core business.
Who owns Mattamy Homes?
Mattamy Homes is 100% privately held, controlled by founder and CEO Peter Gilgan, who started the company in 1978. Its parent entity, Mattamy Asset Management Inc, was founded by Gilgan in 2018. There is no public ownership; the company finances itself via bond markets, not equity.
Who is Mattamy Homes' biggest competitor?
D.R. Horton and Lennar are the closest large-scale rivals, each roughly 5 times Mattamy's revenue, together accounting for nearly 40% of top-25 U.S. builder permit volume from 2021 to 2025, giving them cost and supply-chain scale Mattamy cannot match.
Is Mattamy Homes doing layoffs?
No confirmed layoff announcement has been made by Mattamy as of mid-2026. However, net sales orders fell 13.0% and backlog fell 36.7% YoY as of Nov 30, 2025, and the company launched buyer incentives like a capped $50,000 mortgage-coverage campaign in March 2026 to offset slowing demand.
How is Mattamy Homes financed?
Mattamy funds itself through public debt rather than equity. On December 17, 2025 it completed a US$475 million and CAD$350 million senior unsecured notes offering, used to redeem its 2027 and 2028 notes, extending its maturity profile as a high-yield bond issuer.
