The call

Newmark is growing fast on debt-driven capital markets and AI data-center financing deals, while bigger rivals and CoStar's data ambitions sit as background pressure rather than current losses.

Newmark sells commercial real estate services, brokerage, and financing to large institutions and companies. It is hard to replace because brokers need expensive licenses, long client relationships built over years, and access to private deal data that takes time to accumulate, similar to what rivals CBRE and JLL have built. The biggest risk is twofold: artificial intelligence could automate cheaper tasks like property appraisals and lease analysis, and an antitrust lawsuit filed in June 2026 could force changes to how the company operates or limits its growth.

Why
01
AI pressure: General AI tools (comp analysis, lease abstraction, appraisal automation) plus CoStar's data/AI stack. AI can automate comps, appraisals, and lease abstraction but hasn't touched licensed brokerage or debt structuring yet. Could AI do the core job? Unlikely.
02
Bigger players: CBRE, JLL, Cushman & Wakefield, and CoStar Group. Bigger rivals CBRE and JLL keep growing faster, and CoStar's push to integrate forward into brokerage threatens the shared data economics Newmark relies on. Could a giant copy it? Probably.
03
What protects it. Licensed brokers, decades-long institutional relationships, and GSE/FHA servicing fee streams that AI and new entrants cannot easily replicate.
What would change this call
Newmark's Q2 2026 earnings (July 29, 2026) versus raised FY2026 guidance of $3.775B-$3.875B revenue. Would show whether capital-markets and data-center financing momentum is slowing or holding.
Outcome of the antitrust motion-to-dismiss hearing on Aug 19, 2026 in N.D. Illinois. Would show whether shared lease-data practices among Newmark, CBRE, JLL, Cushman face structural remedies.
Whether CoStar Group announces expanded brokerage services or acquisitions through 2026. Would show CoStar moving from data provider to direct brokerage competitor.

Questions people ask
Is Newmark Group profitable in 2026?
Newmark posted FY2025 revenue of $3.294 billion, up 20.3% YoY, with all three segments (services/servicing, leasing, capital markets) topping $1B each for the first time, per its Feb 25, 2026 earnings release. FY2026 guidance issued Apr 30, 2026 projects $3.775B-$3.875B revenue.
Who owns Newmark Group?
Newmark was acquired by BGC Partners, a Cantor Fitzgerald affiliate, in October 2011, and Cantor Fitzgerald remains its controlling shareholder. Chairman Howard Lutnick, tied to Cantor, became U.S. Commerce Secretary in 2025; his son Kyle Lutnick was named Newmark Chief Strategy Officer on May 21, 2026.
Could AI replace Newmark Group's brokers?
AI can automate standardized valuation, lease abstraction, and comp analysis, but Newmark's core capital-markets and leasing advisory work depends on broker licensure, institutional relationships, and proprietary transaction data that AI cannot replicate. Newmark created a Chief Strategy Officer role for AI/data strategy on May 21, 2026.
Is Newmark Group facing legal risk in 2026?
Yes. On June 12, 2026, Newmark was named alongside CBRE, JLL, Cushman & Wakefield, Colliers and CoStar in a federal antitrust class action in N.D. Illinois alleging price-fixing via shared lease data, with a status hearing set for Aug 19, 2026.
Who is Newmark Group's biggest competitor?
CBRE Group is Newmark's largest rival with roughly 130,000 employees versus Newmark's about 9,600 professionals as of Q1 2026 (per Newmark's own press release), alongside JLL and Cushman & Wakefield; CoStar is also a co-defendant with Newmark in a June 2026 antitrust suit.
How exposed is Newmark Group to the AI data center boom?
Newmark advised on a $5B AI/HPC data center JV in September 2024 and facilitated a $7.1B construction loan for a 1.2GW AI data center in May 2025, but a July 22, 2026 Forbes report found $130B in AI data-center projects stalled in Q1 2026 due to community opposition, a risk to this growth line.
