The call

Orchard grew 40% in 2025 but runs a workflow copied by several rivals and now leans on Opendoor and Offerpad for offer supply rather than competing with them directly.

Orchard helps homebuyers purchase a new house before selling their old one by advancing cash upfront. The idea is not hard to copy: HomeLight, Homeward, and Knock all do the same thing, and bigger players like Opendoor and Compass could easily add it to their services. Now Orchard itself buys offers from Opendoor and other giants instead of competing directly, making it a middleman in a shrinking market. The one thing that could change everything is mortgage rates: when rates spiked in 2022, Orchard cut 40 percent of its workforce in months, and another rate shock would likely force another round of cuts since fewer people buy and sell homes when borrowing gets expensive.

Why
01
AI pressure: None apparent. AVMs like Zillow's Zestimate and GPT-4-class valuation tools could commoditize the pricing step Orchard relies on. Could AI do the core job? Only partly.
02
Bigger players: Homeward, Knock, HomeLight, Opendoor, Offerpad. Homeward and Knock run the same buy-before-you-sell workflow, and Opendoor/Offerpad now supply Orchard's own offer aggregation instead of losing to it. Could a giant copy it? Yes, easily.
03
What protects it. Licensed agent and title relationships in each of its 8 states, plus 500+ agents added that a pure tech copy cannot instantly replicate.
What would change this call
Orchard announces or fails to announce a new priced funding round in 2026. Would reveal whether investors mark its $1B 2021 valuation up or down.
US mortgage rates spike back toward 2022 highs. Would test whether Orchard repeats its 2022 layoff cycle (~280 cut).
Opendoor or Offerpad launch their own buy-before-you-sell offer layer bypassing Orchard. Would show Orchard's aggregator middleman role is being disintermediated.

Questions people ask
Is Orchard profitable in 2026?
Orchard does not disclose profit figures. It claims 40% revenue growth in 2025 versus 2024 as of February 3, 2026, but this is a self-reported figure with no disclosed dollar amount or profitability metric.
Did Orchard have layoffs?
Yes. Orchard cut about 100 employees in June 2022 and another 180 in November 2022, roughly 280 total, as mortgage rates spiked and housing volume fell, per National Mortgage News reporting from December 2022.
Who are Orchard's biggest competitors?
Homeward, Knock, and HomeLight run nearly identical buy-before-you-sell bridge financing models. Orchard's own marketplace now also aggregates cash offers from Opendoor and Offerpad rather than competing with them directly, per its April 2026 blog.
Is Orchard still valued at $1 billion?
Orchard reached unicorn status at $1B in September 2021 via a $100M Series D. As of a February 2026 raise of just $30M, no new priced valuation has been confirmed, leaving the $1B figure stale and unconfirmed since 2021.
Could AI replace Orchard's business?
Orchard's own automated valuation model (AVM) is AI-driven and covered by two patents as of July 2023, but generic AVM capability from Zillow and general AI models is commoditizing that layer, while licensed closings remain a human, regulated function.
Who owns Orchard?
Orchard is privately held and venture-backed, with investors including Accomplice, FirstMark, Revolution Growth, First American Financial, Navitas Capital, Juxtapose, Insight Partners, and BAM Elevate; it is not publicly traded as of 2026.
