The call

Rocket holds scale and licensing advantages that block easy entry, but UWM contests dollar volume and the Redfin, Mr. Cooper, and Compass bets remain unproven in the numbers.

Rocket Companies lends money to home buyers and services about 10 million mortgages, making it the largest by number of loans. It is hard to replace because it has licenses in all 50 states, relationships with government-backed lenders, and huge scale that smaller competitors cannot easily match. However, United Wholesale Mortgage is beating Rocket in total dollar volume, Rocket bought Redfin and Mr. Cooper but is still figuring out how to combine them, and the cost-cutting from artificial intelligence is happening across the whole industry so Rocket cannot keep a speed advantage. The biggest question is whether Rocket's new Compass partnership with real estate agents actually brings in new customers and makes more money in the second half of 2026, or whether it turns out to be less valuable than investors expect.

Why
01
AI pressure: None apparent. Rocket uses AI internally to cut costs and headcount (14,200 to 13,000 in 2025), it feeds their margins rather than eating them so far. Could AI do the core job? Unlikely.
02
Bigger players: UWM Holdings. UWM beat Rocket on 2025 dollar volume, $164B versus $116B, even as Rocket led on loan count, 429,332 to 422,120. Could a giant copy it? No, they are blocked.
03
What protects it. Scale in servicing ($2.1T UPB, one in six US mortgages), 97% client retention, and licensing plus GSE rails that block easy entry.
