The call

Side's legal setup keeps it standing, but its price tag has not moved in four years while faster-scaling rivals pull ahead.

Side lets real-estate agents become their own bosses by running their own brokerage under Side's brand and rules, keeping most of their commissions. It's hard to copy because it needs a government license to operate as a broker, which blocks big old-school brokerages like Compass from doing the same thing. But Side faces a bigger problem: smaller, nimbler competitors like eXp Realty and Real Brokerage already do the same thing, are much larger, and keep growing faster. Side's value froze at $2.5 billion in mid-2021 and has never been updated, and the company cuts staff almost every year even though it sells more houses, which makes investors nervous. The company survives, but whether anyone who owns its stock will make real money depends entirely on whether Side can grow faster than its unblocked rivals or sell itself to someone else.

Why
01
AI pressure: None apparent. State licensing rules require a human broker of record, so AI tools can not yet replace Side's core service. Could AI do the core job? Unlikely.
02
Bigger players: eXp Realty. eXp runs the same agent-first, high-split model at roughly 12 times Side's transaction volume and keeps growing faster. Could a giant copy it? Probably.
03
What protects it. Licensed broker-of-record status keeps unlicensed platforms and AI tools legally locked out of the brokerage role Side sells.
What would change this call
Side announces a new funding round or updated valuation above or below $2.5B. Shows whether investors still back Side's 2021 peak valuation.
Side reports another round of layoffs or headcount cuts within the next year. Would indicate continued cost pressure despite transaction growth.
eXp Realty or The Real Brokerage publish annual side counts far exceeding Side's growth rate. Would confirm unbarred rivals are capturing share in Side's core segment.

Questions people ask
Is Side profitable in 2026?
Side does not disclose company revenue or profit. It reported 28,894 transaction sides and $25.77 billion in sales volume for 2025 as of an April 2026 HousingWire report, but that is gross platform volume, not Side's own revenue or profitability.
Could AI replace Side's brokerage business?
No. Side's core function is acting as the licensed broker-of-record, which carries statutory liability requiring a human license. AI is instead being used internally, with four AI features (document validation, offer extraction, signature tagging) launched April 15, 2026 to cut back-office labor.
Who is Side's biggest competitor?
eXp Realty, which posted 343,091 transaction sides in 2025 versus Side's 28,894, roughly 12 times larger. The Real Brokerage has also moved from disruptor to top-5 contender by 2026, both operating the same agent-first white-label model as Side.
What is Side's current valuation?
Side's last confirmed valuation is $2.5 billion, set June 28, 2021 in a round led by Tiger Global. No new funding round or updated valuation has been reported since, and a planned 2022 raise of $200 million was listed as cancelled on PitchBook.
Who owns Side?
Side is a privately held, venture-backed company founded in 2017 by CEO Guy Gal, Chief Broker Officer Hilary Saunders, and Ed Wu. Investors include Coatue Management, Tiger Global, ICONIQ Capital, and D1 Capital Partners from its 2021 funding rounds.
Is Side growing faster than the industry?
Side's sales volume grew 11.8% year over year to $24.6 billion in 2024, ranking it #9 nationally per T3 Sixty's Mega 1000. In 2025 it reported 28,894 sides and $25.77 billion in volume, but rivals eXp and Real Brokerage are growing faster and larger.
