The call

STACK has huge AI-era leases on paper, but permitting rejections, a German cancellation, and a pending APAC sale show how much of its 13GW pipeline still has to turn into cash before that matters.

STACK Infrastructure owns and builds massive data centers that rent computing space to companies like Oracle and Amazon. The company is not hard to copy because competitors like Blackstone and DigitalBridge have just as much money and are doing the same thing, and there is nothing special about STACK's approach that keeps them ahead. The one thing that matters most is whether STACK can actually finish its promised data centers on time and turn those customer contracts into steady income, because recent rejections (like the New Mexico pipeline cancellation) and local opposition in multiple states are making that harder to do.

Why
01
AI pressure: None apparent. AI is STACK's customer, not its predator; Oracle, OpenAI Stargate, and Amazon are the demand filling its buildings. Could AI do the core job? Unlikely.
02
Bigger players: Blackstone (QTS, AirTrunk), DigitalBridge (Vantage), Equinix, Digital Realty. These rivals raise and deploy capital just as fast, so STACK's model gets copied wherever land and power allow it. Could a giant copy it? Yes, easily.
03
What protects it. Signed decade-plus leases with Oracle and Amazon lock in cash flow if they energize on schedule.
What would change this call
Whether Oracle's 4.5GW New Mexico Stargate campus converts to energized, revenue-generating leases on schedule. Shows if STACK's largest pipeline commitment survives permitting and community opposition.
Whether Blue Owl closes the reported ~$30B sale of STACK's APAC portfolio within 2026. Shows whether ownership is stabilizing or STACK is being broken up for parts.
Whether the $12B Amazon Louisiana buildout proceeds on the announced timeline through 2027. Shows whether hyperscaler demand concentration risk is materializing as capacity or capex pullback.
Key numbers
  • Oracle Stargate NM commitment up to 4.5GW (Sep 2025)
  • Amazon Louisiana deal worth $12B (Feb 2026)
  • Only 2.5GW of 13GW pipeline energized (Oct 2025)
Named risks
  • German $3.4B data center cancelled July 2026 due to local opposition, signaling permitting fragility. Severity: high
  • Oracle's NM Stargate right-of-way rejection (July 2026) threatens conversion of pipeline to energized leases. Severity: high
  • Heavy leverage, $20B+ debt raised since 2019, exposed if AI capex or credit conditions tighten. Severity: medium
  • Ownership carve-up in progress: Europe already sold (2025), APAC sale pending (2026), creating strategic uncertainty. Severity: medium
  • Rising community moratoria on data centers in Texas, Colorado, Michigan add further siting friction. Severity: medium

Questions people ask
Is STACK Infrastructure profitable?
STACK is private and does not disclose profitability. It has raised roughly $20 billion in cumulative debt financing since 2019 as of March 2025 to fund construction, and third-party revenue estimates conflict wildly ($10M to $294M), so no reliable public profit figure exists.
Who owns STACK Infrastructure?
Blue Owl Capital owns STACK, having acquired former sponsor IPI Partners (about $10.5B AUM) for roughly $1.0 billion, a deal announced October 2024 and closed January 6, 2025, per Blue Owl's own press release.
Could AI replace STACK Infrastructure?
No. STACK builds and operates physical data centers and power infrastructure, work AI cannot perform. AI is instead STACK's growth driver, evidenced by Oracle's up to 4.5GW Stargate/OpenAI campus commitment in New Mexico announced September 26, 2025.
Is STACK Infrastructure a safe company to join?
Mixed picture: headcount grew 24.4% to 1,128 employees in 2025 per Revelio Labs, but the firm carries $20B+ in debt, cancelled a $3.4B German project in July 2026 amid local opposition, and its APAC unit is being sold off.
Who is STACK Infrastructure's biggest competitor?
STACK competes with similarly capitalized hyperscale developers including Blackstone-backed QTS and AirTrunk, DigitalBridge's Vantage Data Centers, and public REITs Equinix and Digital Realty, none of which STACK has a structural advantage over as of 2026.
Is STACK Infrastructure being sold or broken up?
Partially. STACK sold its European colocation business to Apollo in April 2025, and as of June 30, 2026, owner Blue Owl was reportedly seeking to sell STACK's APAC portfolio for up to $30 billion.
