Ziroom
Ziroom rents and manages apartments in China, leasing from owners and subletting to tenants.
Ziroom's physical operation is hard to replicate, but its rental model already sank one rival, and seven years without an IPO leaves the equity unresolved.
Ziroom buys apartments, renovates them, and rents them to tenants across Chinese cities. The company has real advantages that are hard to copy quickly: hundreds of thousands of signed leases, its own renovation teams, and 15 years of relationships with local government officials. However, a similar company called Danke Apartment tried the exact same business model and collapsed in 2020 because the math did not work, which raises questions about whether Ziroom's approach can actually make money. The one thing that could change everything is whether Ziroom can get its Hong Kong IPO approved or successfully sell pieces of its business to new investors without proving the old problem still exists.
Izara Holdings (Ziroom/Invesco JV) announces a second or third acquisition after its Feb 2025 debut. Would show the institutional capital channel is scaling beyond a one-off deal.
Ziroom discloses audited revenue, gross margin, or unit economics for its core rental business. Would show the company can prove the Danke-style model is not structurally loss-making.
- Last priced valuation frozen at $6.6B since Nov 2019
- Headcount down about 75% from 2020 peak
- Danke, its #2 rival on the same model, collapsed in 2020
- Second-landlord unit-economics model proved fragile by Danke's 2020 collapse under similar structure.
- China rental-loan financing and rent-control regulation could force business-model changes.
- Valuation frozen at $6.6B since Nov 2019 with no priced round or IPO in over six years.
- Headcount fell from ~14,000 (2020) to ~3,455 (2026), signaling sustained contraction.
- Any Hong Kong listing faces heightened VIE-structure scrutiny seen in other Chinese consumer-tech IPOs, mid-2026.
| Rival | Direction | Evidence |
|---|---|---|
| Danke Apartment (Phoenix Tree Holdings) | gaining on | Danke collapsed Dec 2020 after Jan 2020 Nasdaq IPO, leaving Ziroom the largest surviving branded rental operator |
| KE Holdings / Beike (Lianjia) | contesting | KE Holdings, Ziroom's former parent, reportedly holds ~20-30% strategic stake as of Mar 2026 (vendor-claimed) |
| 5i5j.com | contesting | Regulators approached both Ziroom and 5i5j to absorb Danke's failed portfolio, Dec 2020, no deal reached |
| Mofang Gongyu / Qingke | gaining on | Early second-landlord peers from same 2010-2012 wave; Ziroom outlasted both as sector leader by 2020 |
- Is Ziroom profitable in 2026?
- Ziroom has disclosed no audited revenue or profit figures since it is privately held. No Hong Kong IPO prospectus, which would require audited financials, had been filed as of July 2026 despite HK listing exploration reported in 2019 and again in March 2023 with Goldman Sachs and Morgan Stanley as advisers.
- Could AI replace Ziroom's business?
- Ziroom's core value is physical: signed leases with landlords, renovation and maintenance crews, and 15 years of local regulatory relationships that software cannot replicate. Only tenant-facing layers like search, chat support, and e-signing are exposed to AI automation, not the underlying leasing operation.
- Who owns Ziroom?
- Ziroom is privately held with KE Holdings (Beike), its former parent Lianjia's public successor, reportedly retaining a strategic minority stake of roughly 20 to 30 percent as of March 2026 (vendor-claimed, unconfirmed). Other backers include Sequoia Capital China, Tencent, Warburg Pincus, General Atlantic, and SoftBank Investment Advisers.
- Is Ziroom going public soon?
- Ziroom has explored a roughly $1 billion Hong Kong IPO since at least 2019, and again in March 2023 with CITIC Securities, Goldman Sachs, and Morgan Stanley reportedly engaged, per SCMP. As of July 2026, no prospectus has been filed and no listing has occurred.
- What happened to Danke, Ziroom's biggest rival?
- Danke Apartment (Phoenix Tree Holdings) IPO'd on Nasdaq in January 2020 using the same second-landlord rental model as Ziroom, then collapsed by late 2020 amid a cash crisis, triggering mass tenant evictions and at least one reported suicide, per TechNode and WSWS reporting.
- What is Ziroom's current valuation?
- Ziroom's last priced valuation was $6.6 billion, set in a SoftBank-led strategic round around November 2019, per Caplight. That figure has not moved since, with no new priced funding round or IPO completed in the more than six years since.
