The call

CtrlS has real buildings, real power, and real customers, but Adani and Reliance are racing to build the same thing with far more cash.

CtrlS owns and runs 19 data centers across India that rent space and power to companies needing to store data locally. It is hard to copy because building data centers takes years, huge amounts of money, and government approval, not because of clever software or patents. However, Adani and Reliance are both spending over $100 billion on similar data center projects and are already building, so CtrlS will face intense competition on price and features within a few years. The one thing that could change the picture is whether CtrlS can raise enough capital quickly to expand before the bigger companies finish their own centers and take market share away.

Why
01
AI pressure: None apparent. AI is filling CtrlS's buildings, not replacing them. GPU demand drives colocation orders, software can't replace power and concrete. Could AI do the core job? Unlikely.
02
Bigger players: Adani (~$100B data center program) and Reliance (~$110B program). Both are pouring money into Indian data centers but haven't matched CtrlS's live operating scale as of mid-2026. Could a giant copy it? Probably.
03
What protects it. Owning 19 running data centers and the land, power hookups, and regulatory approvals that took years to secure.
What would change this call
Whether CtrlS meets Feb 2027 CPP milestones on power delivery and Amazon retention at Hyderabad/Mumbai. Missing them raises CPP's stake to 10.3%, signaling execution slippage.
Whether Adani or Reliance announce a major hyperscaler colocation deal in 2026-2027. Would show rivals converting capex into real customer wins against CtrlS.
Whether CtrlS files and prices its planned IPO in H2 2026 or early 2027. Weak pricing or delay would signal investor doubt about growth versus capex spending.
Key numbers
  • ~370MW live capacity across 19 data centers (2026-06)
  • FY25 revenue ₹1,561.8cr, up 16.6% YoY (2026-06-17)
  • CPP Investments valued firm at $4.8B pre-money (2026-07-21)
Named risks
  • Net profit flat (₹248.1cr) despite 16.6% revenue growth in FY25, signaling capex/margin pressure. Severity: medium
  • Missing CPP milestone conditions by Feb 2027 could dilute CtrlS's position, raising CPP stake to 10.3%. Severity: medium
  • Loss of anchor customer Amazon at Hyderabad or Mumbai campuses would breach CPP deal conditions. Severity: high
  • Adani (~$100B) and Reliance (~$110B) programs could outbuild CtrlS and capture hyperscaler deals. Severity: high
  • Conflicting third-party revenue and headcount figures across sources reduce data transparency. Severity: low

Questions people ask
Is CtrlS Datacenters profitable?
Yes. Per MCA filings reported 2026-06-17, CtrlS posted FY25 operating revenue of ₹1,561.8 crore (~$185M), up 16.6% YoY, with net profit of ₹248.1 crore (~$30M), roughly flat versus FY24's ₹247.7 crore, suggesting margin compression despite growth.
Who owns CtrlS Datacenters?
CtrlS is privately held, majority owned by the Pinnapureddy family since a 2017 buyback of early outside investors. On 2026-06-17, Canada's CPP Investments committed ₹7,000 crore for an 8.2% equity stake plus a 48/52 joint venture for hyperscale campuses.
Could AI replace CtrlS Datacenters?
No. CtrlS's core business is physical colocation, power, and cooling infrastructure across 19 data centers and 370MW of live capacity as of mid-2026, which AI software cannot substitute. AI instead drives demand; only thin managed-services layers like monitoring face automation.
Is CtrlS Datacenters planning an IPO?
Reportedly yes. Mint reported on 2026-04-16 that CtrlS was preparing a roughly $300 million (₹2,500 to 2,700 crore) India IPO amid a digital infrastructure boom, alongside peers Sify Infinit Spaces and Yotta Data Services pursuing similar listings.
Who is CtrlS Datacenters' biggest competitor?
CtrlS competes with STT GDC, NTT, Nxtra by Airtel, and Yotta in Indian colocation, but the bigger long-term threats are Adani's roughly $100B and Reliance's roughly $110B data center programs announced February 2024, though neither had shipped comparable operating scale by mid-2026.
What is CtrlS Datacenters' current valuation?
CtrlS's CPP Investments deal, announced 2026-06-17, implied a pre-money valuation of ₹44,914 crore (~$4.8B), up sharply from an internal $2.6B valuation set in November 2025, roughly seven months earlier.
