The call

Domain sits as Australia's number two property portal, now funded by CoStar, while REA Group keeps the lead and AI search chips at the edges of how people find listings.

Domain Group runs a website where people buy, sell, and rent homes in Australia. It competes with REA Group (the market leader) and both sites are hard to replace because they have the most buyers and sellers, plus they get official property data from the government that others cannot easily get. Domain was bought by an American company called CoStar in August 2025, which means it is no longer independent. The big question now is whether CoStar will invest in Domain or use its profits to pay for CoStar's struggling US website called Homes.com, which is losing money to Zillow and other rivals. If CoStar pulls money out of Domain to fight that US battle, Domain's position could weaken.

Why
01
AI pressure: AI search answers (Google AI Overviews, ChatGPT-style property queries). AI answers could skip portals for simple property questions, but licensed data and agent listings keep transactions on Domain. Could AI do the core job? Unlikely.
02
Bigger players: REA Group (realestate.com.au). REA is the larger, News Corp backed leader with more traffic and pricing power, and is in active litigation with Domain. Could a giant copy it? Probably.
03
What protects it. Licensed government property data, two-sided agent and buyer network effects, and now CoStar's balance sheet.

Questions people ask
Is Domain Group still listed on the ASX?
No. CoStar Group completed its acquisition of Domain on 27 August 2025 and Domain formally delisted from the ASX effective 28 August 2025, becoming a wholly-owned CoStar subsidiary rather than an independently traded company.
Who owns Domain Group now?
Domain is wholly owned by CoStar Group (NASDAQ: CSGP) since the acquisition completed 27 August 2025 at an enterprise value of roughly A$3 billion. Before that, Nine Entertainment held a 60.05% majority stake.
Was Domain Group profitable before it was acquired?
Yes. In its last standalone results, H1 FY2025 (to December 2024), Domain reported statutory revenue of A$223.8m and NPAT of A$35.7m, with underlying EBITDA of A$77.8m, up 14% year on year, per its 13 February 2025 ASX filing.
Has Domain Group had layoffs?
Yes. Media reported in March 2026 that Domain cut roles in product, tech and marketing during CoStar integration, and dissolved its standalone strategy function into CoStar's central team, though Domain said hiring for photography/research roles could offset headcount overall.
Is Domain's biggest competitor REA Group?
Yes. REA Group's realestate.com.au is the clear Australian market leader; Domain remains the stable number two. The rivalry escalated when Domain filed a Federal Court claim against REA in July 2026 over disputed marketing claims, with REA counter-defending.
Could AI replace Domain Group's business?
Unlikely to replace it outright. Domain's moat rests on exclusive government data contracts (e.g. Victorian Valuer General), agent subscription lock-in, and a two-sided marketplace network effect; AI features like CoStar's Matterport 3D tours are being absorbed as add-ons, not replacements, live nationwide from 1 July 2026.
