The call

DoorLoop has the same locks on customer data and money movement as AppFolio and Yardi, just fewer customers and a slower growth line while it plays catch-up on AI.

DoorLoop makes software that helps landlords and property managers collect rent, track tenants, and handle paperwork. It is not hard to copy because the bigger players like AppFolio already offer the same core features at much larger scale, and they are adding AI tools that DoorLoop is trying to build too. The one thing that could change the picture is whether DoorLoop can grow faster than it is now, because its headcount is barely growing and AppFolio is already winning the race to add AI features that do things like write tenant messages and generate inspection reports automatically.

Why
01
AI pressure: AppFolio's agentic AI features. AppFolio already ships AI agents doing tasks DoorLoop just added, tenant messages, inspection reports, bill entry, eroding DoorLoop's ease-of-use pitch. Could AI do the core job? Only partly.
02
Bigger players: AppFolio (public, ~$5.7-6.2B market cap), plus Buildium (RealPage) and Yardi. Same payment rails, trust accounting, and lock-in DoorLoop relies on, but at bigger scale and with AI features already live. Could a giant copy it? Yes, easily.
03
What protects it. Switching costs from payment processing, trust accounting, and years of tenant/lease data baked into one system.
What would change this call
DoorLoop announces new funding round by early 2027. Would show whether investors still back growth given the ~20-month raise cadence.
DoorLoop US open job listings rise above current ~5 roles. Would indicate hiring and growth reacceleration versus current plateau.
AppFolio ships further agentic-AI features DoorLoop lacks within a year. Would show the incumbent widening its AI feature lead over DoorLoop.

Questions people ask
Is DoorLoop profitable in 2026?
No public profitability data exists for DoorLoop as of July 2026. The company has raised at least $130M in disclosed VC funding, including a $100M Series B led by JMI Equity in October 2024, and no audited revenue figures have ever been released.
Who owns DoorLoop?
DoorLoop is a private, venture-backed company founded in 2019 by Ori Tamuz and co-founders. Investors include Alpine Investors (Series A, Sept 2022, $20M) and JMI Equity with Viola FinTech (Series B, $100M, Oct 30 2024), valuing it around $500M post-money.
Could AI replace DoorLoop?
AI can already replicate DoorLoop's templated features like tenant messaging and inspection reports, which DoorLoop itself automated via its own AI Assistant (Oct 2025) and AI Inspections (Feb 2026). But regulated payment rails and system-of-record data lock-in resist full AI replacement as of mid-2026.

AppFolio, a public company worth roughly $5.7 to 6.2 billion, is DoorLoop's biggest threat. Per AppFolio's own January 2026 blog citing G2 data, AppFolio leads on market presence and is the only vendor with a rated Autonomous Task Execution (agentic AI) score of 79%.
How much funding has DoorLoop raised total?
DoorLoop's disclosed funding includes an approximately $10M seed round (2021), a $20M Series A led by Alpine Investors (Sept 2022), and a $100M Series B led by JMI Equity (Oct 30 2024), totaling roughly $130M disclosed, with some trackers citing figures up to $195M.
What is DoorLoop's valuation?
DoorLoop's post-money valuation was reported at approximately $500M following its $100M Series B round led by JMI Equity, announced October 30, 2024. No independently audited valuation has been disclosed since.
