Facilio
Cloud software that runs day to day operations for buildings and landlords.
Facilio has real customers wired deep into its platform, but flat revenue, slow hiring, and no new funding in four years leave it exposed just as IBM ships its own AI layer.
Facilio is software that connects and automates the complex systems inside office buildings and shopping centers, serving major real-estate companies like Brookfield and CBRE. It has been hard to replace because it is deeply wired into each customer's existing buildings and equipment, and switching would be painful and costly. However, IBM is now adding AI assistants to its own building-management software (Maximo), and big AI companies like OpenAI are making it easier for anyone to build similar connect-and-automate tools. The next 12 months will tell the story: if Facilio loses a deal to IBM's AI assistant at one of its biggest customers, investors will worry the company is becoming just another AI overlay. If Facilio wins instead, the deep wiring to actual buildings will prove harder to copy than it looks.
A named Facilio landlord customer (Brookfield, British Land, Investa, CBRE Pacific) adopts Maximo Assistant. Would show IBM displacing Facilio at the account level.
Facilio's FY26 revenue growth reported at or below FY25's flat level. Would confirm the capital and growth constraint is worsening, not resolving.
- $35M Series B led by Dragoneer, Feb 2022
- India revenue flat: Rs53.2 Cr FY25 vs Rs53.5 Cr FY24
- Headcount grew only 4% YoY to 251 staff
- No priced funding round disclosed since February 2022, over four years, despite a major AI pivot.
- IBM Maximo Assistant already shipped, directly replicating Facilio's core AI-agent differentiator inside a much larger installed base.
- Headcount growth stalled to about 4% YoY with only 2 open roles as of June 2026, signaling capital or growth constraints.
- Conflicting revenue data between FY24 growth and FY25 flat or declining figures raises reliability concerns about growth trajectory.
- Facilio's AI overlay strategy (connect via API and automate) is itself replicable by foundation-model vendors or rival AI layers.
| Rival | Direction | Evidence |
|---|---|---|
| IBM (Maximo Assistant) | losing to | IBM shipped Maximo Assistant, an LLM chat feature on IBM Granite, into its large installed base before Facilio's Feb 2026 AI launch |
| Planon | contesting | Facilio markets itself as an AI overlay and alternative to Planon in a July 5, 2026 vendor blog post |
| ServiceNow | contesting | ServiceNow's FM module named as an adjacent incumbent capable of bundling native connected-CMMS plus agent features |
| Accruent | contesting | Facilio publishes AI-agent overlay content targeting Accruent (FAMIS 360) users as of July 12, 2026 |
| UpKeep | contesting | Facilio positions Atom AI as a zero-migration overlay for UpKeep users per an April 13, 2026 blog post |
- Is Facilio profitable in 2026?
- Facilio's Indian entity reported estimated FY25 EBITDA of about Rs 7.5 crore on revenue of Rs 53.2 crore, roughly flat versus FY24's Rs 53.5 crore, as of a May 2026 filing snapshot. This suggests thin profitability at the India-entity level, though global consolidated figures are not independently confirmed.
- Has Facilio raised new funding recently?
- No. Facilio's last disclosed round was a $35M Series B in February 2022 led by Dragoneer Investment Group with Tiger Global, Brookfield Growth and Accel. As of June 2026, over four years have passed with no new priced round disclosed publicly.
- Could AI replace Facilio's core product?
- Facilio's own back-office automation pitch, its Atom AI agent suite launched February 11, 2026, claims to automate up to 40% of manual facilities work, which is the same kind of task a foundation model with API access could replicate over Facilio's data. Its BMS integrations remain harder to displace.
- Who is Facilio's biggest competitor?
- IBM is the most consequential rival: its Maximo Assistant, an LLM chat feature built on IBM Granite, shipped inside Maximo's large existing installed base before Facilio's own AI agents launched in February 2026, directly contesting Facilio's differentiator.
- Is Facilio's revenue growing?
- Sources conflict: one Inc42 datapoint (May 2026) shows Indian-entity revenue rising 22.6% from Rs 43.6 crore in FY23 to Rs 53.5 crore in FY24, while a separate Inc42 financials page dated the same day shows FY25 revenue at Rs 53.2 crore, a 0.6% decline versus FY24.
- What is Facilio and who owns it?
- Facilio is a private, venture-backed Connected CMMS platform for commercial real estate, founded May 2017 in Chennai by four ex-Zoho/WebNMS engineers. Facilio Inc. holds 100% ownership per an India-entity cap table snapshot dated March 2024; there has been no IPO or acquisition.
