The call

GLP's warehouses and data centers keep running well, but its equity value hinges on a Hong Kong listing and Vanke's stake sale, both still unresolved.

GLP buys, builds, and leases large warehouses to tech companies and retailers in China, Japan, and the U.S. data center market. It is hard for competitors like Prologis or Ares to replicate because GLP has 15+ years of relationships with local governments in China and owns valuable land that others cannot easily access due to geopolitical rules, but Western rivals are already present in these markets and can grow there too. The one thing that matters most is whether GLP's planned Hong Kong stock listing in the first half of 2026 actually happens and at what price, because a failed or delayed listing would leave the company trapped and its value stuck.

Why
01
AI pressure: Hyperscalers (AWS, Microsoft Azure, Google Cloud) building AI data centers. AI buildout is a tailwind here: hyperscaler demand pushed GLP's data center income up 41% YoY in 1H FY2025. Could AI do the core job? Unlikely.
02
Bigger players: Prologis, Blackstone, ESR. Prologis and ESR run rival China warehouse and data center portfolios, competing for the same land and hyperscaler tenants. Could a giant copy it? No, they are blocked.
03
What protects it. 15+ years of Chinese land banks, provincial government ties, and 3,400 tenant relationships across 450+ facilities that foreign capital can't easily replicate.
What would change this call
GLP's Hong Kong IPO of its China business prices or is delayed/pulled versus the H1 2026 target. Shows whether equity markets value GLP's China platform or reject it again after the prior failed sale.
Vanke sells, further pledges, or restructures its 21.4% GLP stake. Signals whether GLP's largest shareholder is a stabilizing owner or a forced seller creating overhang.
ESR Group announces new China data-center or logistics wins in cities where GLP operates. Would show ESR converting regional presence into direct share gains against GLP.

Questions people ask
Is GLP profitable in 2026?
GLP reported Core Underlying EBITDA of 1.8 billion dollars in 1H FY2025, up 211% year over year, per its own results release dated September 25, 2025. The jump was driven largely by asset monetization gains rather than organic leasing growth, per the company's own reporting.
Is GLP planning an IPO?
GLP is reportedly preparing a Hong Kong listing of its China business as early as H1 2026, with investment banks selected by December 2025 per Bloomberg reporting. A prior attempt to sell the China business to a state owned buyer had reportedly fallen through.
Who owns GLP and is China Vanke selling its stake?
China Vanke holds a 21.4% stake in GLP as of April 2024 and has reportedly sought to sell it since then amid its own debt distress. As of May 2026 the stake equals 63.9% of Vanke's market cap, with no confirmed sale.
Could AI replace GLP?
No. GLP's moat is physical: China and Japan land banks and government relationships, including a July 2026 multi gigawatt data center cooperation agreement with the Ulanqab government in Inner Mongolia, assets that AI cannot replicate or automate.
Who is GLP's biggest competitor?
GLP competes with Prologis, Blackstone, and Asia Pacific rival ESR Group, which reached about 156 billion dollars AUM after fully integrating LOGOS in 2024 and was taken private in a 7 billion dollar buyout approved June 2025.
How big is GLP's data center business?
GLP's China data center platform reported about 1.4 gigawatts of secured IT capacity and 1.3 gigawatts of renewable capacity under management as of July 2026, backed by funding including RMB 2.5 billion from Zhejiang government backed entities in August 2025.
