The call

Guesty runs a large, sticky platform for rental managers, but its valuation is sliding and Hostaway is chasing the same enterprise customers with similar tools.

Guesty is software that helps people who rent out homes or apartments manage bookings, payments, and guest communication across many websites at once. It has real customers and revenue, but it is not hard to copy: Hostaway does almost the same thing, uses the same cloud technology, and is actively trying to win Guesty's biggest customers. Guesty recently added AI to answer guest messages automatically, but Hostaway and others are building the same feature right now. The one thing that could matter is whether Guesty's AI actually keeps customers from leaving, or whether it becomes just another checkbox that every company offers.

Why
01
AI pressure: Hostaway and other PMS rivals shipping agentic AI features. Guesty's own Agent Hub AI is new and unproven; if rivals match it fast, AI stops being a reason to pay Guesty's premium price. Could AI do the core job? Unlikely.
02
Bigger players: Hostaway. Hostaway is pushing upmarket into the same 100+ property enterprise accounts Guesty depends on, with a similar cloud architecture. Could a giant copy it? Probably.
03
What protects it. Deep integrations with payments, accounting, and 60+ booking sites make switching costly once a property manager is set up.
What would change this call
Guesty files an S-1 or confirms an IPO timeline. Would show the company is ready to prove profitability and valuation to public markets.
Secondary-market valuation falls further below the $0.6B mid-2026 level. Would show investor confidence continuing to erode past the 33% markdown already seen.
Guesty announces layoffs exceeding 5% of headcount or another enterprise client defects to Hostaway. Would show Hostaway's upmarket push is materially eroding Guesty's core customer base.

Questions people ask
Is Guesty profitable in 2026?
Unclear. Guesty's CEO told TechCrunch in April 2024 he expected profitability that year, but no audited financials have surfaced since. As of July 2026 revenue and profit figures across sources conflict wildly and remain unverified by any independent source.
Has Guesty had layoffs recently?
Yes. Guesty cut about 20 employees in Israel around May 2026, per a layoff tracker corroborated by Israeli press. Overall headcount growth has also stalled, up only about 1% year over year to roughly 822-860 employees as of July 2026.
Could AI replace Guesty's software?
Unlikely to fully replace it. Guesty launched its own multi-agent AI system, Agent Hub, on June 1, 2026, layered atop its negotiated payments rails, trust accounting, and 60-plus OTA integrations, which generic AI tools cannot replicate without those partnerships.
Who is Guesty's biggest competitor?
Hostaway, a cloud-native property management platform with similar architecture, is repeatedly named Guesty's closest rival as of June 2026, with industry reviews calling Guesty and Hostaway the two dominant cloud-native PMS options on the market.
Who owns Guesty?
Guesty is privately held and venture/PE-backed. KKR led its $130 million Series F round in April 2024 at a $900 million post-money valuation, alongside Apax, Sixth Street, BDT & MSD, and Inovia.
Is Guesty planning an IPO?
Guesty has eyed an IPO since at least 2024, reinforced by hiring Gil Vassoly as CFO in September 2025 explicitly for 'IPO readiness,' but no S-1 filing had been confirmed as of July 2026.
