The call

Housing.com sits third in a shrinking traffic race, now folded into Aurum PropTech's bet on an AI-run property platform.

Housing.com helps Indians search for homes and connect with sellers and agents through its website. The hard part should be building trust and keeping users coming back, but that is exactly what ChatGPT and other AI chatbots can now do just as well or better by answering questions directly without needing a middleman website. The one thing that could save it: if the company's new owner, Aurum PropTech, can turn it into something deeper, like a place where people actually buy and sell homes and get loans, instead of just browsing listings.

Why
01
AI pressure: Generative AI search interfaces like ChatGPT. AI chat interfaces can answer 'find me a flat' directly, cutting out listing portals as the first stop for buyers. Could AI do the core job? Yes, likely.
02
Bigger players: 99acres (Info Edge) and Magicbricks (Times Internet). Both rivals already rank above Housing.com in monthly visits, and Housing.com's traffic fell about 19% year over year. Could a giant copy it? Yes, easily.
03
What protects it. Backing from REA India plus Aurum's cash and AI roadmap could fund a transaction layer rivals haven't built yet.

  • Independent traffic trackers show visits down ~19% YoY as of June 2026, undermining ad and lead revenue. Severity: high
  • No structural moat against well-funded rivals (99acres, Magicbricks) copying features or AI search disintermediating discovery. Severity: high
  • Conflicting traffic figures (58M vendor-claimed vs 5.6-10M independent) create reporting/credibility uncertainty. Severity: medium
  • Integration risk folding Housing.com into Aurum's stack could disrupt headcount and strategic focus. Severity: medium

Questions people ask
Is Housing.com profitable in 2026?
No standalone financials are publicly disclosed; Housing.com sits inside REA India and does not report separate profit figures. An aggregator estimate of ~$24.8M revenue exists but is unverified. Rival 99acres turned EBIT-positive in Q4 FY25, a milestone Housing.com has not matched publicly.
Who owns Housing.com?
As of July 16 2026, Housing.com is owned by Locon Solutions Pvt Ltd, a unit of REA India (REA Group/News Corp), not Info Edge. Aurum PropTech signed a binding deal that day to acquire 100% of Locon Solutions for 458.06 crore rupees in an all-equity transaction, expected to close before September 30 2026.
Could AI replace Housing.com?
Housing.com's core functions, search, Q&A, and lead routing, are exactly what generative AI chat interfaces do. In June 2026 it launched its own ChatGPT integration, which critics note funnels users into a rival AI front door rather than protecting its business, while independent traffic trackers show visits down about 19% year over year as of June 2026.
Is Housing.com's biggest competitor Magicbricks or 99acres?
Both. Per Semrush data for June 2026, Magicbricks led with about 11.07 million monthly visits, 99acres had about 10.78 million, and Housing.com trailed third at about 10.06 million, down roughly 19% year over year, making it the weakest of the top three Indian property portals.
How much did Aurum PropTech pay for Housing.com?
Aurum PropTech agreed on July 16 2026 to acquire 100% of Locon Solutions, Housing.com's owner, for 458.06 crore rupees (roughly $55 million) in an all-equity deal, issuing about 1.98 crore new shares to REA India, raising REA India's stake in Aurum from 5.54% to 24.9%.
Has Housing.com had layoffs?
Housing.com has a history of organizational volatility: a 2015 restructuring after founder Rahul Yadav's departure, roughly 200 post-merger cuts in 2017, and disputed 2023 layoffs the company framed as performance-based cuts rather than mass layoffs, per a September 2023 People Matters report.
