The call

HqO has real building integrations and marquee clients, but three years without new funding and bigger rivals circling leave it exposed.

HqO makes software that helps office buildings run better, things like letting tenants book spaces, find amenities, and move around the building smoothly. It is hard to replace because the software gets wired into the actual building systems and people get used to using it for their daily work, but larger companies like VTS, CBRE, and RealPage are building similar tools and can sell them to more customers at once because they already work with thousands of buildings. The biggest question is whether HqO can keep growing on its own or whether it will get bought up by one of these bigger players as they try to offer everything a building manager needs in one package.

Why
01
AI pressure: General-purpose AI copilots (Microsoft Copilot, ChatGPT agents) for booking and content tasks. AI agents could take over booking, visitor sign-in and content tasks, but HqO's building data also feeds its own AI features. Could AI do the core job? Only partly.
02
Bigger players: VTS (VTS Rise), CBRE Host, RealPage, MRI Software. Larger property software firms are adding tenant experience tools and could bundle HqO's job into existing landlord contracts. Could a giant copy it? Yes, easily.
03
What protects it. Its app is wired into physical building systems and daily tenant workflows, so landlords face real cost to rip it out.
What would change this call
HqO announces a new funding round (clean or down-round) within 12 months. Shows whether investors still back the model or financial strain is deepening.
A named Class A landlord publicly switches from HqO to VTS Rise or CBRE Host. Would confirm incumbents are actively capturing HqO's marquee accounts.
Adoption results of HqO's June 2026 leasing module and building count growth through 2027. Indicates whether its system-of-record strategy is expanding or just defending against consolidation.

Questions people ask
Is HqO profitable in 2026?
HqO has not disclosed profitability. Revenue estimates from third-party aggregators range wildly ($42M to $380M) and are unverified, so no reliable profit figure exists. The company's own releases mention revenue growth ('tripled revenue' per its April 2021 Series C announcement) but no net income data has been published.
Who owns HqO?
HqO is privately held and venture-backed, with no parent company. Investors include Koch Real Estate Investments (led its October 2023 Series D, over $50M), Insight Partners, Accomplice, Related, JLL Spark, Cushman & Wakefield, and Navitas Capital, among roughly 30 others.
Has HqO raised new funding recently?
No new round has been publicly disclosed since HqO's Series D, announced October 18, 2023, when Koch Real Estate Investments led an over $50M raise. As of mid-2026, over two and a half years have passed without a confirmed follow-on round.
Is VTS a bigger threat to HqO than AI?
Yes, per competitive positioning: VTS Rise claims coverage of over 60% of US Class A office space with clients like Blackstone, Brookfield, and CBRE (VTS's own claim, via Glassdoor page, 2026). AI mainly feeds HqO's data moat rather than replacing its physical building integrations.
Could AI replace HqO's tenant experience platform?
Unlikely to fully replace it. HqO's value rests on physical access-control integrations (Lenel NetBox, HID Origo BLE, Integriti, per April 2026 help docs) and multi-year landlord contracts across 1,500+ properties (May 2025 release), though booking and chat-analytics features are more commoditizable by general AI copilots.
What is HqO's biggest competitor?
VTS (via VTS Rise) is most frequently cited as HqO's leading rival, claiming over 60% of US Class A office coverage (VTS's own claim, 2026). CBRE's Host product, RealPage, and MRI Software are also shipping adjacent AI-powered property management tools targeting the same landlord buyers.
