The call

Knock still runs the leasing workflow for many landlords, but its own parent is building the AI future under a different name, and a free rival is already eating its customer list.

Knock CRM helps apartment companies manage leasing and tenant information, and it was known for connecting well with other property-management software. But since its owner RealPage bought it in 2022, the company has shrunk from about 100 employees to 30-70, and RealPage is now pushing a different AI product called Lumina instead of investing in Knock itself. Meanwhile, a rival called EliseAI is giving away a free version of its own CRM to Knock's biggest customers, which undercuts Knock's paid model. The real test is whether RealPage will keep Knock as its own brand or fold it into Lumina over the next year or so, a move that would likely mean Knock stops growing as its own thing.

Why
01
AI pressure: EliseAI. EliseAI gives away a competing CRM to Knock's own top customers, undercutting its license fees with a free AI leasing agent bundle. Could AI do the core job? Yes, likely.
02
Bigger players: RealPage, Inc.. Knock's own parent is routing AI investment into a separate Lumina AI Workforce brand, leaving Knock as a slow-growth record-keeping layer. Could a giant copy it? Yes, easily.
03
What protects it. Deep PMS integrations and workflow lock-in across a large installed base make ripping Knock out costly, even as its role shrinks.
What would change this call
RealPage rebrands or folds Knock into Lumina AI Workforce or a 'Front Office' product line. Knock is being absorbed rather than run as an independent growth product.
Knock headcount continues shrinking below the current 30-70 range over the next year. Parent company is harvesting rather than investing in Knock.
Publicly named NMHC Top 50 landlords switch their leasing CRM from Knock to EliseAI or Funnel Leasing. Confirms EliseAI's free-CRM strategy is directly displacing Knock's customer base.

Questions people ask
Is Knock CRM profitable?
RealPage does not disclose Knock CRM's standalone financials since acquiring it on October 7, 2022. Third-party revenue estimates (widely disputed) put it at $6M to $10M annually, but Knock's numbers are now folded into RealPage's broader Front Office segment, so no independent profitability figure exists.
Who owns Knock CRM?
RealPage, Inc. has owned Knock CRM since closing its acquisition on October 7, 2022. RealPage itself has been owned by private-equity firm Thoma Bravo since an April 2021 buyout valued at $9.6 billion ($88.75 per share).
Could AI replace Knock CRM?
Knock's core functions, lead response, chat, and scheduling, are exactly what agentic AI leasing assistants now do natively. Rival EliseAI raised $250M in a Series E at a $2.2B valuation in August 2025 and bundles a free CRM directly against Knock's customer base.
Who is Knock CRM's biggest competitor?
EliseAI is Knock's most aggressive competitor: it surpassed $200M ARR with roughly 100% year-over-year growth as of August 2025 and used its August 2025 $250M Series E to push a free EliseCRM into Knock's installed base of multifamily operators.
Is Knock CRM being replaced internally by RealPage's own AI?
RealPage is routing its AI investment into a separate brand, Lumina AI Workforce, previewed at Apartmentalize in June 2025 and expanded through 2026 with OpenAI-built leasing agents, positioning Knock CRM as an integration point rather than the owner of the AI layer.
What regulatory risk does Knock CRM face through its parent RealPage?
RealPage faces a $359.9 million antitrust class-action settlement with a fairness hearing set for October 15, 2026, and New Jersey's FAIR Act, signed July 20, 2026, bans algorithmic rent-setting software effective July 1, 2027.
