The call

LIFULL sits as a profitable, growing number two behind SUUMO, with its agency data ties intact but no AI feature yet that changes that gap.

LIFULL runs a website where people search for homes and apartments in Japan, collecting listings from thousands of real estate agents. It is hard to replace because it has 30 years of property records and close ties to local agents who use it daily, but Recruit's bigger SUUMO website could copy LIFULL's new AI search tools or lure agents away, which would flatten LIFULL's growth and make it just another number two player instead of a company pulling ahead.

Why
01
AI pressure: Agentic AI search assistants (general LLM agents, possible Recruit/SUUMO AI agent). If AI agents start pulling listings straight to users, portal traffic and ad fees could bypass LIFULL entirely. Could AI do the core job? Only partly.
02
Bigger players: Recruit Holdings / SUUMO. SUUMO already lists 8.7 million rentals against LIFULL's 5.8 million and holds the larger user base. Could a giant copy it? Yes, easily.
03
What protects it. Three decades of direct agency relationships and proprietary listings data that agents feed manually, not scraped from the open web.
What would change this call
SUUMO/Recruit launches an agentic AI search or conversational property-matching feature. Shows LIFULL's AI lead is closing and the incumbent can neutralize its differentiation.
LIFULL HOME'S quarterly growth streak (currently ten quarters) breaks with a reported decline. Signals demand or listings share shifting toward SUUMO or other rivals.
LIFULL's operating margin falls for two consecutive reported quarters versus FY2026 guidance. Would indicate AI-driven productivity claims aren't translating into sustained financial gains.
Key numbers
  • LIFULL HOME'S: 5.8M listings vs SUUMO's 8.7M (2026-03)
  • H1 FY2026/9 revenue +4.3% YoY, op. profit +28.5% (2026-03-31)
  • 10 straight quarters of revenue growth (2026-03-31)
Named risks
  • SUUMO or another incumbent could ship a comparable agentic AI search feature, eroding LIFULL's differentiation. Severity: high
  • TSE Prime listing-criteria compliance pressure may force further capital or strategic actions. Severity: medium
  • Complex divestment/deconsolidation accounting previously triggered a downward earnings-forecast revision in Feb 2025. Severity: medium
  • New ventures (Rakuten Stay accommodation assets, Instant House prefab housing) remain unproven at scale. Severity: medium
  • Residual 55% non-voting stake in CONNECT NEXT exposes LIFULL to overseas business outcomes without operational control. Severity: low

Questions people ask
Is LIFULL profitable in 2026?
Yes. LIFULL posted FY2025/9 net profit of ¥5.3 billion (2025-09-30) and H1 FY2026/9 operating profit of ¥2.34 billion, up 28.5% year on year, reported 2026-05-12. Growth has been consistent for ten straight quarters through March 2026.
Who is LIFULL's biggest competitor?
Recruit Holdings' SUUMO is LIFULL's dominant rival, reporting roughly 8.7 million rental listings versus LIFULL HOME'S 5.8 million as of March 2026, and SUUMO has ranked #1 in customer satisfaction surveys for multiple years through 2023.
Could AI replace LIFULL's platform?
LIFULL launched its own agentic assistant, AI Homes-kun, in December 2025 to automate search itself, but its 30-year proprietary listings database and paid agency contracts (the actual revenue source) are not easily replicated by outside AI, per a March 2026 Sessa Investment Research report.
Who owns LIFULL?
LIFULL is publicly traded on the Tokyo Stock Exchange Prime market (ticker 2120) with no controlling parent. Japan's Government Pension Investment Fund held about 3.36% as its largest institutional shareholder per a 2023 filing.
What happened to LIFULL's overseas business?
LIFULL divested its loss-making Overseas segment (LIFULL CONNECT) to FazWaz-affiliated CONNECT NEXT, completing January 21, 2025, retaining a 55% non-voting stake; the unit sold its Trovit/Mitula jobs verticals to Adzuna around May 2026.
Is LIFULL still growing?
Yes. LIFULL HOME'S posted ten consecutive quarters of revenue growth through Q2 FY2026/9 (ended March 2026), with H1 FY2026/9 continuing-operations revenue up 4.3% year on year to ¥14.90 billion, reported May 12, 2026.
