The call

NEXTDC holds the physical ground AI demand needs, but the gap between contracts signed and revenue actually billed is the number to watch.

NEXTDC builds and operates data centers in Australia for cloud companies and enterprises, signing long-term contracts to lock in revenue. It is hard to replicate quickly because it needs land, power connections from the grid, and government approvals that take years to obtain, and AirTrunk (a rival backed by Blackstone) is directly competing for the same customers and deals. The biggest uncertainty is whether NEXTDC can turn its 740 megawatts of signed contracts into actual revenue within the next few years, since only 175 megawatts are currently billing; delays in construction, power hookups, or customer readiness could force the company to raise more money or borrow heavily before it sees the cash flow it promised to investors.

Why
01
AI pressure: OpenAI and other AI labs renting GPU capacity. AI labs like OpenAI are signing huge capacity deals with NEXTDC, feeding growth, but slow ramp from contract to billing creates risk if demand cools. Could AI do the core job? Unlikely.
02
Bigger players: AirTrunk (Blackstone and CPPIB backed, over 1.2GW capacity). AirTrunk bids on the same hyperscale deals with more built capacity and deep private equity backing, competing directly for the same customers. Could a giant copy it? No, they are blocked.
03
What protects it. Land, grid power access, multi-year government and hyperscaler contracts, and years-long approval processes new entrants cannot skip.
What would change this call
NEXTDC's contracted-to-billing conversion rate reported at FY26 results (~August 2026). shows whether the 740MW contracted pipeline is turning into actual revenue on schedule.
Public disclosure of which vendor wins large hyperscale RFPs over next two halves. reveals whether AirTrunk is capturing majority share of new big deals versus NEXTDC.
Pricing and execution outcome of the flagged subordinated notes offering. indicates whether NEXTDC needs costlier debt or further equity dilution to fund buildout.
Key numbers
  • 740MW contracted vs only ~175MW billing (2026-06-30)
  • A$1.5bn equity raise completed (2026-04-20)
  • A$2.3bn new debt, A$8.7bn total capacity (2026-07-21)
Named risks
  • 740MW contracted capacity vs only ~175MW billing utilisation as of mid-2026 creates major revenue-conversion execution risk. Severity: high
  • Heavy capex (A$2.7-3.0bn FY26) funded by new debt (A$2.3bn, Jul 2026) and equity raises risks leverage and dilution if AI demand cools. Severity: medium
  • AirTrunk's privately funded A$24bn balance sheet can outbid NEXTDC on large single-tenant hyperscale deals. Severity: medium
  • Proposed new Australian data-centre regulations create approval-timeline uncertainty for pipeline sites like SC2 Sunshine Coast. Severity: low

Questions people ask
Is NEXTDC profitable in 2026?
No. NEXTDC's trailing twelve month net loss was A$57.23m as of 18 June 2026 despite TTM revenue of A$463.6m, reflecting heavy capex during its data-centre build-out phase, per FT Markets data.
Could AI replace NEXTDC's business?
No. NEXTDC operates physical colocation infrastructure (land, power, cooling) that AI models cannot substitute. AI is instead its main demand driver, evidenced by a December 2025 MoU with OpenAI for a hyperscale AI campus at NEXTDC's S7 Sydney site.
Who is NEXTDC's biggest competitor?
AirTrunk, acquired by Blackstone and CPP Investments in September 2024 at roughly A$24bn enterprise value, with over 1.2GW deployable capacity, is NEXTDC's closest and best-capitalized rival for large Australian hyperscale deals.
Who owns NEXTDC?
NEXTDC is a public company on the ASX (ticker NXT) with no controlling parent as of mid-2026. Founder Bevan Slattery retains a stake without operational control; institutional holders include CPPIB (~4.5%), Vanguard and State Street.
What is NEXTDC's contracted versus billing capacity gap?
As of 30 June 2026, NEXTDC had 740MW of contracted data-centre capacity but only roughly 120-175MW was actually generating billed revenue, meaning most of its growth pipeline has not yet converted to income.
How is NEXTDC funding its expansion?
NEXTDC completed a A$1.5bn equity entitlement offer in April 2026 and secured binding documentation for A$2.3bn in new senior debt in July 2026, lifting total available debt capacity to A$8.7bn to fund a A$2.7-3.0bn FY26 capex plan.
