The call

NoBroker owns a real edge in cutting brokers out, but two straight years of unfiled financials leave its profitability claim unverified.

NoBroker lets people buy and sell property in India without paying a broker, which is different from competitors like 99acres and MagicBricks that make money from brokers and can't easily switch sides. The problem is NoBroker loses about half a rupee for every rupee it brings in, and the company hasn't filed its official financial records for over a year and a half, so nobody can verify when or if it will actually make money. The one thing that matters most is whether the company actually becomes profitable when its leaders say it will (late 2027), because if the losses keep piling up or the hidden financial records look worse than promised, the whole business could be in real trouble.

Why
01
AI pressure: Frontier AI voice agents (OpenAI, Google contact-center AI). Generic AI voice agents could copy ConvoZen.AI's function, but NoBroker's core listings business runs on AI rather than being replaced by it. Could AI do the core job? Only partly.
02
Bigger players: 99acres (Info Edge), MagicBricks (Times Group), Housing.com (REA India). These portals earn from broker subscriptions, so copying NoBroker's no-broker model would cut their own revenue. None has shipped a full broker-free rival yet. Could a giant copy it? Probably.
03
What protects it. Cutting brokers out is the reason landlords and tenants use NoBroker, and rivals can't copy it without killing their own broker-fee income.
What would change this call
NoBroker files FY25/FY26 audited financials (due late 2026/2027). Shows whether the 12-15 month profitability claim and 20-30% growth figures hold up.
99acres, MagicBricks or Housing.com launch a full broker-free listing product. Would show incumbents overcoming their subscription-revenue conflict and eroding the core moat.
NoBroker closes a new priced funding round or IPO filing. Would confirm or contradict the claimed $1.5-2B valuation and cash runway.

Questions people ask
Is NoBroker profitable in 2026?
No. NoBroker posted a net loss of ₹411 crore on ₹803 crore revenue in FY24. As of July 2026, FY25 and FY26 audited financials remain unfiled, and management says profitability is targeted within 12 to 15 months from that date, an unverified founder claim.
Who owns NoBroker?
NoBroker is privately held and venture-backed, with no public listing. Key investors include General Atlantic, Tiger Global Management, Google, Elevation Capital, SAIF Partners and BEENEXT, per funding trackers as of May 2026.
Who is NoBroker's biggest competitor?
99acres (Info Edge), MagicBricks (Times Group) and Housing.com (REA India) are its closest rivals. As of May 2026, 99acres led traffic with about 12.06 million monthly visits versus Housing.com's 9.08 million and MagicBricks' 8.9 million.
Could AI replace NoBroker's business?
Partially. NoBroker itself reports that as of March 2026, voice AI already handles 30 to 35 percent of its roughly 600,000 to 650,000 daily customer conversations, but proprietary verification data and doorstep services are harder for outside AI tools to replicate.
What is NoBroker's current valuation?
Its last priced round was a roughly $210 million Series E extended tranche around March 2023, valuing it near $1 billion. In a July 2026 interview, CEO Amit Agarwal self-estimated current value at $1.5 to 2 billion, a founder claim, not an independent valuation.
What is ConvoZen.AI and how big is it?
ConvoZen.AI is NoBroker's spun-out enterprise conversational AI voice-agent product, launched February 2025. As of February 2026 it reportedly handled over 2 million daily conversations across 50-plus enterprise clients, growing 40 to 50 percent month over month, and remains self-funded.
