The call

Powerlong survived a court-approved debt swap, but its home-selling business keeps shrinking while rent from its malls is the only thing still working.

Powerlong Real Estate builds shopping malls and apartment buildings in China. It stopped paying its foreign debts in late 2023 and went through a court-ordered restructuring where creditors took ownership stakes, which dilutes existing shareholders. The company's sales have plummeted roughly 74% in two years, its profits are thin at around 15%, and auditors have flagged serious concerns about its finances. Bigger rivals like China Resources Land have cheaper access to money because they are state-backed, making it harder for Powerlong to compete. The one thing that could signal a turnaround is if monthly sales growth returns for a couple of months in a row, but that has not happened yet through mid-2026.

Why
01
AI pressure: None apparent. AI is not what threatens Powerlong; unpaid bonds, collapsed home sales, and dilution are the problem. Could AI do the core job? Only partly.
02
Bigger players: China Resources Land, Longfor Group, and PAG-controlled Wanda malls. State-backed and better-funded rivals keep building and leasing malls while Powerlong sells almost nothing new. Could a giant copy it? Yes, easily.
03
What protects it. Rental income from existing malls (RMB4.21B in 2025, down only 1.9%) still throws off cash while the debt gets restructured.

Questions people ask
Is Powerlong Real Estate profitable in 2026?
No. FY2025 revenue fell 12.1% YoY to about RMB22.64 billion and contracted sales collapsed to RMB7.27 billion, down from RMB27.52 billion in FY2023. H1 2025 gross margin was only about 15.3%, filed 2026-03-30.
Is Powerlong Real Estate at risk of collapse or bankruptcy?
It defaulted on offshore bonds in November 2023 and completed a court-sanctioned US$1.2 billion debt-to-equity restructuring effective 22 June 2026. Its share price has fallen roughly 97% from an all-time high of HK$8.73 to about HK$0.18-0.20 by July 2026.
Who owns Powerlong Real Estate now?
Chairman Hoi Kin Hong and family remain controlling shareholders, but creditors gained equity stakes through the June 2026 scheme of arrangement, including a 25% disposal of Powerlong Commercial Management shares to scheme creditors for about HK$360.8 million, announced 2026-05-14.
Who is Powerlong's biggest competitor?
State-backed China Resources Land and Longfor Group operate with cheaper capital and stronger mall access in the same Chinese cities. Dalian Wanda, once the largest mall operator, was itself taken over operationally by investor PAG in November 2025 after its own distress.
Could AI replace Powerlong's business?
Unlikely directly, since its core revenue depends on land rights, physical mall leasing, and construction, which AI cannot replicate. However, e-commerce driven by AI-powered retail could keep eroding mall foot traffic, a structural pressure facing Chinese mall operators generally as of 2026.
What happened with Powerlong's bond default and restructuring?
Powerlong missed offshore bond payments on 29 November 2023. After a Restructuring Support Agreement signed 10 October 2025 with 85.48% creditor backing by May 2026, a scheme covering about US$1.2 billion of debt was sanctioned by Hong Kong's court and became effective 22 June 2026.
