The call

PropertyGuru still leads Southeast Asian property listings, but it now answers to EQT instead of public shareholders, and its next moves are judged on cost cuts more than growth.

PropertyGuru runs a website where people search for homes and agents list properties across Southeast Asia. It built something hard to replace by getting millions of buyers and thousands of agents in one place over 15 years, even after a bigger competitor called REA Group left the region. The main threat is Google and AI search tools that let people find homes without visiting PropertyGuru, plus the risk that AI-made listing photos could cause legal problems. What matters now: the new private owner is cutting costs and closing parts of the business, so investors need to see whether the company actually grows its revenue or just shrinks to save money, because the equity payout depends on when and how the owner sells it.

Why
01
AI pressure: Google AI Overviews and general-purpose AI search assistants. AI answers on Google could pull property seekers away before they ever land on PropertyGuru's listings pages. Could AI do the core job? Unlikely.
02
Bigger players: REA Group, through its 99.co joint venture with iProperty and Rumah123. REA Group backed away from direct competition in 2019 but is back in the region via the 99.co merger, competing head to head in Singapore and Indonesia. Could a giant copy it? Probably.
03
What protects it. A two-sided network of 30M+ monthly property seekers and 46,000 agents who depend on PropertyGuru for leads and listing tools, built over 15 years.
What would change this call
99.co posts SimilarWeb traffic share gains over PropertyGuru in Singapore for two straight quarters. would show REA-backed rival actively pulling seekers/agents away.
PropertyGuru's organic Google search traffic visibly declines as AI Overviews expand in SEA. would show AI disintermediation eroding its top-of-funnel moat.
EQT announces a re-IPO filing, resale, or further restructuring within 12 months of the Feb 2025 layoffs. would reveal whether growth claims are real or cost-cutting cover for a strained exit timeline.

Questions people ask
Is PropertyGuru still publicly traded?
No. PropertyGuru delisted from Nasdaq/NYSE on December 13, 2024 after EQT Private Capital Asia completed a take-private acquisition valuing the company at roughly US$1.1 billion, paying US$6.70 per share, a 52% premium to the last unaffected trading price.
Is PropertyGuru profitable?
Pre-delisting, PropertyGuru showed Adjusted EBITDA of S$7 million in Q2 2024, up 48% year over year, though net loss widened to S$16 million due to restructuring costs. Since going private, no financials are disclosed, but CEO Lewis Ng claimed double-digit EBITDA growth from June 2024 to June 2025.
Has PropertyGuru had layoffs?
Yes. PropertyGuru cut 79 employees in February 2024, then laid off 174 employees, about 12% of its workforce, on February 13, 2025, while closing three units: Sendhelper, PropertyGuru Finance, and Data and Software Solutions.
Who owns PropertyGuru now?
PropertyGuru is wholly owned by EQT Private Capital Asia, via BPEA Private Equity Fund VIII, since the acquisition closed on December 13, 2024. It is no longer publicly traded, and no post-buyout financials have been disclosed to investors or the public.
Who is PropertyGuru's biggest competitor?
99.co is PropertyGuru's closest direct rival in Singapore and Indonesia, and merged with REA Group's iProperty Singapore and Rumah123 Indonesia assets around February 2025, with REA injecting US$8 million, reviving REA's presence in the region after its 2019 retreat.
Could AI replace PropertyGuru's listings platform?
Not easily. PropertyGuru's 2 million plus listings, 46,000 agent relationships as of mid-2024, and dominant regional traffic form distribution and workflow lock-in that pure AI tools cannot replicate, though AI-driven search disintermediation and AI-generated listing images pose emerging risks, flagged by Straits Times in November 2025.
