The call

Growing in dollar terms but stuck at number two, with Zillow ahead and AI assistants starting to answer buyer questions before anyone visits a portal.

Realtor.com helps people find homes online and connects them to real estate agents, earning money from agent advertising and lead fees. It is hard to replace because it has direct access to local property records (through MLS partnerships) and relationships with agents, but Zillow has those same advantages plus more traffic and users, so Realtor.com stays in second place. The real threat is that ChatGPT and other AI chatbots answer early questions about buying homes without sending people to any real estate website at all, which cuts off buyers before they ever see Realtor.com's ads. The one thing that could change this is if Realtor.com turns its new software tools for agents (like those on Gemini and ChatGPT) into something agents cannot live without, making Realtor.com so central to how agents work that people have to come there anyway, even if AI chatbots exist elsewhere.

Why
01
AI pressure: ChatGPT and Gemini home search assistants. AI chat tools can answer buyer questions directly, cutting the need to click into listing portals at all. Could AI do the core job? Only partly.
02
Bigger players: Zillow. Zillow already leads on traffic and engagement and can copy any feature Realtor.com launches. Could a giant copy it? Yes, easily.
03
What protects it. MLS data licensing and agent relationships give it listing access that AI tools and rivals cannot easily replicate.
