The call

Switch's data centers are busy and in demand, but its ownership, valuation, and debt picture are still unsettled heading into a possible IPO.

Switch builds and runs massive buildings filled with computer servers that companies rent to power their AI and cloud services. It's hard to copy because land near power sources takes years to acquire, electrical permits are slow to get, and Switch already owns these locations. AI companies need these data centers more than ever, which helps Switch's basic business stay strong for the next 3 to 5 years. The problem is that SoftBank is buying Switch's parent company (a deal closing in late 2026), the company has two different asking prices for its stock (50 billion dollars versus 80 billion dollars), it owes about 10 billion dollars in debt, and no one has published real audited financial numbers yet. If AI companies suddenly stop spending on new data centers, or if Switch builds expensive facilities before signing customers to use them, the company could run into serious money trouble and equity holders could lose value.

Why
01
AI pressure: None apparent. AI demand is filling Switch's campuses, not replacing them; hyperscalers need physical space for AI workloads, not less of it. Could AI do the core job? Unlikely.
02
Bigger players: QTS (Blackstone), Digital Realty, Equinix, and hyperscaler self-build (Amazon, Microsoft, Google, Meta data centers). Rivals with deeper pockets and hyperscalers building their own campuses compete for the same land, power, and permits Switch needs. Could a giant copy it? Probably.
03
What protects it. Owns hard-to-replace land, power contracts, and permits across multiple states, plus long lease relationships with major cloud tenants.
What would change this call
Switch prices its IPO in Q4 2026 at, above, or below the $80B target. Shows whether investor demand supports the higher valuation track over the $50B private one.
SoftBank's acquisition of DigitalBridge closes in H2 2026 without governance disputes. Confirms parent-level ownership change completes cleanly and stabilizes Switch's capital backing.
Beaver County, Pennsylvania campus clears local permitting without the delays QTS saw in Prince William in July 2026. Shows whether local permitting risk is materializing into blocked buildout for Switch.
Key numbers
  • $10B debt facility outstanding (2026-07)
  • IPO could value Switch at $80B (2026-07-14)
  • Private round targeted Switch at $50B (2026-07-01)
Named risks
  • Two unreconciled capital-raising tracks ($50B private vs $80B IPO) create valuation and governance uncertainty. Severity: high
  • ~$9.5-10B in debt facilities amid heavy AI-driven capex ahead of confirmed audited revenue. Severity: high
  • SoftBank's acquisition of parent DigitalBridge, pending close H2 2026, could disrupt governance or strategy over Switch. Severity: medium
  • Permitting and community opposition risk to new campuses, illustrated by QTS Prince William Digital Gateway being killed by a court ruling in July 2026. Severity: medium
  • No audited revenue disclosed publicly since going private in December 2022, limiting investor visibility ahead of IPO. Severity: medium

Questions people ask
Is Switch Inc profitable and does it disclose revenue?
Switch has not disclosed audited revenue since going private in December 2022. The last public figure was $511.6 million in 2020 revenue, from its pre-take-private era as NYSE-listed SWCH. No current profitability data is publicly available as of July 2026 ahead of its planned IPO.
Who owns Switch Inc in 2026?
Switch is owned by DigitalBridge Investment Management and IFM Investors since a $11 billion take-private deal closed December 6, 2022. DigitalBridge itself is being acquired by SoftBank Group for about $4 billion, approved by shareholders April 23, 2026, expected to close in H2 2026.
Is Switch Inc going public via IPO?
Yes, Switch hired Goldman Sachs and JPMorgan in mid-July 2026 to lead an IPO that could raise up to $10 billion at a valuation near $80 billion including debt, possibly launching as early as Q4 2026, according to a July 14, 2026 Reuters report.
Could AI replace Switch Inc's business?
No. Switch operates physical hyperscale data center campuses with owned land, power contracts since 2016, and 950+ design patents, a physical-asset business immune to direct AI substitution. AI demand from hyperscalers is actually Switch's primary growth driver, not a threat, as of July 2026.
How much debt does Switch Inc carry?
Switch expanded its corporate revolving credit and letter-of-credit facilities to nearly $10 billion by June 2026, then reportedly increased its debt facility to $9.5 billion by July 13, 2026 to fund AI data center build-out, alongside roughly $4.2 billion raised via five ABS issuances since 2024.
Who are Switch Inc's biggest competitors?
Switch competes with Vantage Data Centers, QTS (Blackstone-owned), CyrusOne (KKR/GIP-owned), Equinix and Digital Realty in hyperscale colocation, plus AI-specific infrastructure players CoreWeave, Crusoe and Applied Digital, per a 2026 industry competition analysis.
