The call

Yuexiu's state ties keep it funded and ranked among China's top developers even as its own profits and sales volumes shrink year over year.

Yuexiu Property builds and sells real estate in China. It is owned by the Guangzhou government, which gives it advantages like cheaper land purchases and better credit ratings than competitors, helping it survive. However, bigger government-backed competitors like China Overseas Land and China Resources Land are taking its customers and growing faster. The company's profits fell to just 7.8% of sales, down from much higher levels before, and it warned investors to expect a 90 to 95 percent drop in profits by mid-2026. What matters most: whether Chinese people and companies start buying real estate again soon, because without that, the government backing only keeps the company alive, not profitable.

Why
01
AI pressure: None apparent. Property development and sales here run on land access and financing, not on AI tools or automation. Could AI do the core job? Unlikely.
02
Bigger players: China Overseas Land and Investment, China Resources Land, Poly Developments. Bigger state-backed rivals with deeper funding now outsell Yuexiu, pushing it to 9th nationally as its contracted sales keep falling. Could a giant copy it? Probably.
03
What protects it. Guangzhou SASAC and Metro Group ownership keeps land access, credit lines, and a BBB- rating open even as profit collapses.
What would change this call
Yuexiu's H2 2026 monthly contracted-sales prints versus the -37.5% YoY Jan-Apr 2026 pace. Shows whether the sales decline is stabilizing or accelerating further.
Fitch's next credit rating review on Yuexiu's BBB- rating. A downgrade below investment grade would signal the SOE funding moat is weakening.
CRIC's national contracted-sales ranking table for 2026 versus Yuexiu's 9th place in 2025. Slipping further would confirm COLI, CR Land, and Poly are pulling ahead within the SOE tier.

Questions people ask
Is Yuexiu Property profitable in 2026?
Barely. Yuexiu's own July 17, 2026 profit warning flagged H1 2026 profit attributable to equity holders falling 90-95% YoY to roughly RMB50-100 million, following an 83.5% core net profit drop to RMB0.26bn in FY2025 despite stable revenue.
Who owns Yuexiu Property?
Yuexiu Property is majority-controlled by Yue Xiu entities (Guangzhou Yuexiu Holdings), the Hong Kong investment arm of the Guangzhou municipal government under Guangzhou SASAC, owning about 44% of shares as of May 11, 2026; Guangzhou Metro Group is also a substantial shareholder.
Is buying or joining Yuexiu Property stock/company safe right now?
Mixed. Fitch affirmed Yuexiu's BBB- investment-grade rating with stable outlook in June 2026, but FY2025 gross margin collapsed to 7.8% and contracted sales fell 37.5% YoY in the Jan-Apr 2026 period, signaling deteriorating fundamentals despite SOE backing.
Who is Yuexiu Property's biggest competitor?
China Overseas Land & Investment, China Resources Land, and Poly Developments are Yuexiu's main rivals; all are larger state-owned developers with deeper funding access, and Yuexiu ranked only 9th nationally by contracted sales value in FY2025 per CRIC.
Could AI replace Yuexiu Property's business?
No. AI can automate marketing, virtual tours, and property-management customer service, but Yuexiu's core moat is physical landbank, presale licenses, and Guangzhou SASAC/Metro government relationships, none of which AI models can replicate or displace.
Are Yuexiu Property's home sales declining?
Yes, sharply. Accumulated contracted sales for January-April 2026 fell 37.5% YoY to RMB25.71 billion, per an HKEx filing dated May 8, 2026, accelerating from a 7.3% full-year decline to RMB106.21bn in FY2025.
