The call

Oberoi still fills rooms and raises rates while a family succession fight sits unresolved in Delhi High Court and Taj buys heritage properties around it.

Oberoi Group owns and runs high-end hotels and resorts across India, including famous heritage palaces and wildlife lodges that took decades to build and cannot be easily copied or moved. The company makes good money and grows faster than average, but its main Indian rival Taj Hotels is buying up similar luxury properties aggressively and has a stronger global reputation, while Google's new AI booking system (which works with Marriott and other big chains but not Oberoi) could shift how rich travelers find and book rooms. The picture could shift significantly if Oberoi's family ownership dispute gets resolved clearly, if Taj's buying spree actually takes market share away, or if Oberoi builds its own AI booking presence to stay competitive.

Why
01
AI pressure: Google AI Mode and agentic travel bookers (Booking.com, Expedia agent tools). Google's Nov 2025 AI booking mode launched with Marriott, IHG, Booking.com and others. Oberoi was not a launch partner. Could AI do the core job? Unlikely.
02
Bigger players: Indian Hotels Company (Taj/IHCL). IHCL is buying up heritage-luxury properties (Tree of Life, Claridges, Atmantan, Clarks, Brij) and has a bigger global brand ranking. Could a giant copy it? Probably.
03
What protects it. Fixed supply of irreplaceable heritage palaces and wildlife-adjacent resorts, plus 13 of 15 hotels ranked #1 or #2 in their local set.

Questions people ask
Is EIH Limited (Oberoi Group) profitable in 2026?
Yes. FY26 (ended March 2026) saw consolidated revenue grow about 8% with the company's highest-ever EBITDA, though Q4 FY26 consolidated net profit fell 5% YoY to ₹240 crore, which management attributed to a one-time wage-code impact and the absence of a prior-year fair-value gain, as of June 2026.
Who owns Oberoi Group / EIH Limited?
As of 30 September 2025, Reliance Industries held ~18.83% via Reliance Strategic Business Ventures, the Oberoi family/promoter group held a combined ~32%, and ITC Limited held ~16.13%. Reliance bought in for ₹1,021 crore in 2010 partly to block ITC from crossing a 15% open-offer trigger.
Who is Oberoi Group's biggest competitor?
Indian Hotels Company Limited (IHCL/Taj) is the dominant rival, named World's Strongest Hotel Brand 2025 by Brand Finance on 9 July 2025, and has aggressively acquired heritage-luxury assets including Tree of Life (2024), Atmantan (2025), Clarks Hotels (2025) and Brij Hospitality (2026), directly contesting Oberoi's segment.
Could AI replace Oberoi Group's hotels?
Unlikely for the core stay experience: heritage palaces and wildlife-adjacent resorts are physically irreplicable, and a 2026 Expedia Group survey found 66% of travelers wouldn't trust AI to book on their behalf. But Oberoi was notably absent from Google's November 2025 agentic AI-booking launch partners, unlike Marriott and IHG, exposing it on distribution.
Is there a succession or ownership dispute at Oberoi Group?
Yes. In September 2024 the Delhi High Court issued an interim order halting the transfer of EIH-related shares amid litigation between children of late founder-descendant P.R.S. Oberoi over inheritance of holding-company shares, a dispute still unresolved and freezing control clarity.
Is Oberoi Group's headcount shrinking?
Third-party estimates from Revelio Labs put global headcount at ~9,974 as of December 2025, down 2.8% year-over-year from 10,260 in 2024 and 10,458 in 2023, a three-year decline despite new hotel openings, with about 94.5% of staff based in India.
