The call

Scout24 sits on two decades of German listing data and a two-sided network that no AI tool has yet managed to route around, though Spain and any AI-native discovery layer are the two things worth watching.

Scout24 runs ImmoScout24, Germany's biggest website where real-estate agents post listings and buyers search for homes. It is hard to replace because agents only list where buyers go and buyers only search where listings are, and Scout24 has collected 20 years of German property data that no competitor owns. The biggest risk is if OpenAI, Google, or another AI company builds a search tool that pulls listings from many websites at once and makes Scout24 unnecessary, though Scout24 has started working with OpenAI to stay relevant instead of being pushed out. What matters most over the next year is whether an AI search engine actually steals customers away by partnering with a rival site, or whether Scout24 keeps its grip by owning the listings people want to find.

Why
01
AI pressure: OpenAI or Google building an AI answer-engine that aggregates listings across portals. An AI agent could answer 'find me a flat' directly, skipping ImmoScout24 if it licenses listings from rivals instead. Could AI do the core job? Only partly.
02
Bigger players: Idealista (Spain) and generalist search/portals expanding cross-border. Idealista holds roughly 30% traffic lead in Spain where Scout24 just bought Fotocasa and Habitaclia to compete. Could a giant copy it? No, they are blocked.
03
What protects it. Agents and landlords list where buyers already look, and buyers look where the listings already are.
What would change this call
Scout24's 6 August 2026 half-year report shows lead-volume, traffic-source and ARPU trends. Would reveal if AI answer-engines are diverting property discovery away from ImmoScout24.
Idealista's traffic lead over Fotocasa/Habitaclia narrows or widens after integration. Tests whether Scout24's Spain acquisition can close the gap or hits a ceiling.
Agents publicly cut ImmoScout24 ad spend or shift listings elsewhere. Would show the agent side of the network moat is eroding.

Yes. Scout24 posted FY2025 revenue of €669.4m with a 62.5% ordinary operating EBITDA margin, and Q1 2026 revenue grew 13.9% with a 60.1% ooEBITDA margin, per the company's 25 March 2026 annual report and 28 April 2026 Q1 update.
Could AI replace ImmobilienScout24?
Unlikely soon. Scout24 partnered directly with OpenAI, publishing a case study on 15 July 2026 using GPT-5 for semantic search, positioning itself as the data and listing supply behind AI tools rather than being bypassed by them, per Scout24 and OpenAI's own materials.
Who owns Scout24 now?
Scout24 SE is a publicly traded company on the Frankfurt Stock Exchange (ticker G24), with 94.64% free float as of 31 December 2025. BlackRock holds roughly 7.4%, alongside Allianz, Norges Bank and Amundi, per Scout24's shareholder structure page updated 6 June 2026.
What is Scout24's biggest competitor?
In Germany, Immowelt is the closest direct rival, though Scout24 remains the market leader with about 19 million monthly users. In Spain, Scout24's newly acquired Fotocasa and Habitaclia trail leader Idealista by roughly 30% in traffic, per Scout24 management comments reported 19 September 2025.
Is Scout24 stock a safe investment in 2026?
Scout24 joined the DAX on 22 September 2025, proposed a 14% dividend increase in March 2026, and upsized its share buyback for 2026, but its stock has been volatile with a 52-week range around €62.7 to €122.8 as analysts debate AI disruption risk to classifieds.
Did Scout24's Spain acquisition close?
Yes. Scout24 agreed in September 2025 to acquire Spanish platforms Fotocasa and Habitaclia from EQT for about €153m enterprise value, and the deal closed in March 2026, marking Scout24's first international market entry outside German-speaking Europe.
